The North Park village in Valencia consists of 16 neighborhoods (tracts) offering various types of homes and townhomes. This large village was well thought out by the builders and includes well maintained landscaping, several community pools and spa areas, private tennis courts, shopping areas, schools, playgrounds, and miles of walking trails (paseos) with walking bridges over busy streets. This community long, tree-lined streets and is located in the heart of Valencia. The North Park community is east and west of McBean Boulevard, north of Newhall Ranch Road and runs up to Copper Hill with a few tracts north of Copper Hill. The North Park communities include 1 townhome communities and 15 single family detached communities. Some of these neighborhoods have homes with very small lots (patio homes) that are detached from the others set closely together, while others have larger lots with much more lot square footage. The North Park neighborhoods all share the 91354 Zip Code. The HOA Fees are very low throughout North Park. Some neighborhoods may have a Special Mello Roos tax. The various communities are described below: CARMEL The Carmel community is east of McBean Boulevard and north of Decoro Drive, off of North Park Drive.
